Infrastructure

‘Caddigat Lakes’ features infrastructure that compliments its many current uses. Currently being run as a successful sheep operation focusing on wool, the 3 stand equipped wool shed & accompanying yards make management easier.

Grain and/or fish pellet storage is provided via 4 silos located at the trout hatchery.

A trout hatchery was established in 1985 & consists of concrete raceways with 20* individual tanks. The trout farm also has a processing room, this includes 2 large cool rooms, hot & cold water connections & a smokehouse with vehicle accommodation.

The original trout farm shed could easily be converted to provide more accommodation
or storage.

Taking in northeastern aspect & views, the main homestead comprises 3 bedrooms & 3 bathrooms with a large living area, working kitchen facilities & 2 single car garages.

A further cottage at the homestead site has been recently renovated & boasts 2 bedrooms & a large bathroom with fantastic views across the holding.

Fisherman’s accommodation is provided by dormitory style accommodation only 150m from the Murrumbidgee & 100m from the Caddigat Lake. This facility has 3 dorms, large common area with wood fire place, large kitchen & both female & male bathrooms.

The 'Lake House' is a nicely appointed one bedroom container home with a large deck and beautiful views over the lake. Perfect for friends and family to stay in, or as an additional income stream via short term rental / AirBNB.
